Acceptance of terms

By using GRRBO, creating an account, listing a property, or sending an inquiry, you agree to these Terms of Service.

What GRRBO provides

GRRBO provides property listing, renter inquiry, owner account, owner subscription billing, connected-account payment orchestration, refund workflow, and email notification tools.

Owner responsibilities

Owners are responsible for property accuracy, local laws, permits, taxes, insurance, safety requirements, occupancy limits, rental agreements, payments, deposits, refunds, damages, and disputes.

Renter responsibilities

Renters are responsible for accurate inquiry details and reviewing the owner's rental terms, cancellation policy, property rules, and final price before payment.

Owner billing

Newly approved properties require a current paid or free billing entitlement before publication. Owners choose monthly or annual billing separately for each property using the effective price shown before checkout. Paid plans renew on the selected schedule through Stripe until cancelled. Cancellation takes effect at the end of the current term unless otherwise stated in Stripe Billing Portal. GRRBO may change site-default or custom rates with notice; prorations may appear on the next invoice. Grandfathered and administrator-granted free property entitlements remain separate from paid pricing.

Rental payments and refunds

Eligible rental payments are direct charges to the property owner's connected Stripe account. The owner is the seller and remains responsible for the rental agreement, fulfillment, taxes, refunds, chargebacks, deposits, damages, and disputes. GRRBO adds no renter booking fee. Stripe processes payment credentials; GRRBO records transaction identifiers, status, amounts, and audit data. Displayed cancellation policies determine automated refund amounts, including a pre-check-in cleaning-fee refund.

Listing review and moderation

GRRBO may review, reject, edit, pause, or remove listings, accounts, or inquiries for quality, safety, policy, or legal reasons.

Prohibited content

Users may not submit fraudulent listings, unsafe content, discriminatory content, spam, illegal offers, malware, or misleading property information.

No guarantees

GRRBO does not guarantee bookings, renter behavior, owner behavior, property availability, property condition, or rental outcomes.

Account termination

GRRBO may suspend or terminate accounts for abuse, fraud, unsafe behavior, policy violations, or legal risk.

Limitation of liability

To the extent permitted by law, GRRBO is not responsible for property access, owner-renter disputes, damages, chargebacks, an owner's inability to deliver a stay, or offline transactions between users. Nothing in these terms limits rights that cannot legally be waived.
